Apartment rents have eased. Cushman & Wakefield reported Houston's average effective apartment rent was $1,312 in the second quarter of 2026, down 2.3% from a year earlier. Single-family rentals are busier: the Houston Association of REALTORS® reported the average house lease was $2,419 in July 2026, about the same as a year before.
Popular areas for renters
- The Heights, Montrose and Midtown: walkable inner-loop neighborhoods with restaurants and nightlife
- Galleria and Uptown: high-rise living near shopping and offices
- Energy Corridor and Katy: close to many energy employers, with larger homes
- Sugar Land and Pearland: suburban, family-friendly, with strong rental demand
- The Woodlands and Cypress: master-planned communities north and northwest of the city

- Ask about the home's flood history and whether renter's insurance includes flood coverage. Most policies don't.
- Traffic is real. Check your commute at rush hour before you sign.
- Many apartment communities offer move-in specials, so compare the total cost, not just the monthly rent.
