Home Selling Process

Selling your home is a big step, and I'll guide you through every part of it, from pricing and prep to closing day. Here's how the process works.

Evaluating Your Home

We'll start with a walk-through of your home. I'll point out repairs, updates or cleanup that could help it sell, and anything that may need to be disclosed to buyers. Then we'll talk about your timeline and your next move.

Determine Market Price

I'll prepare a comparative market analysis (CMA) using recent sales, active listings and homes that didn't sell near you, adjusted for your home's size, updates and condition. Together we'll set a price that attracts buyers, and I'll give you an estimated net sheet so you know what you'll walk away with.

Getting Market Ready

Small things make a big difference: decluttering, deep cleaning, fresh neutral paint, working lights and curb appeal. I'll help you decide which repairs are worth doing before you list, and which ones to skip.

Listing Your Home

Before your home goes live, we'll complete your disclosures. Then I'll schedule professional photos, list your home on the MLS and send it out to the major home-search sites, along with a marketing plan made for your home.

Home Showings

Buyers' agents request showings through a scheduling service, and you approve each one. You'll step out during showings so buyers can look freely, and I'll pass along their agents' feedback after each visit. We'll also decide whether an open house makes sense.

Receiving Offers

When buyers are interested, they'll submit written offers through their agents. I'll review every offer with you and look beyond the price at the buyer's financing, earnest money, option period, requested closing date and any repairs or concessions they've asked for. You can accept, counter or decline each offer, and if more than one buyer is interested, I'll help you compare them side by side and negotiate the strongest terms for your sale.

Inspection & Appraisal

Once you're under contract, the buyer usually has an option period to inspect the home, and their lender orders an appraisal. If the buyer asks for repairs or a credit, I'll help you weigh your options and negotiate.

Closing!

On closing day, you'll sign at the title company. Once the sale funds, your loan is paid off and your proceeds are sent to you. Leave the home clean and empty by the agreed time, hand over the keys and openers, and your home is officially sold!
