Open House & Touring Homes Etiquette
Howdy, and welcome! Come on in. Touring homes is one of the fun parts of buying. A little courtesy goes a long way with sellers, and it can even help when it's time to make an offer. Here are my tips for open houses and private showings.
Before you go in
- Park on the street. Don't park in or block anyone's driveway.
- Leave food, drinks and pets in the car or at home.
- Sign in, and be ready to show ID if the listing agent asks. Many sellers require it for safety.
- Check your shoes. Wipe your feet, or cover or remove your shoes if asked.
While you tour
- Say hello. Agents don't bite! Introduce yourself to the agent hosting the open house.
- Stay with your group and your agent, especially when the owners still live in the home.
- Keep an eye on the kids so they don't run, jump on furniture or touch everything.
- Ask before taking photos. Some sellers don't want family photos or belongings showing up online.
- Skip the bathroom. Please don't use it during a tour.
- Have a seat on a sofa or chair to get a feel for the room, but don't turn on the TV or go through shelves.
- Ask first, then open. It's fine to open closets, cabinets, windows and doors to see the home, but leave dressers and personal drawers closed. If you open it, close it.
- Ask questions. There are no dumb questions.
On your way out
- Save your opinions for the car. The seller or their agent may be nearby, and what you say can affect a future offer.
- Arriving near closing time? Go ahead and tour, but try not to stay past the end of the open house.
Do you need an agent to tour?
Neighbors and "just looking" visitors are usually welcome at open houses. For private showings, keep in mind that in Texas, an agent can open the door without a signed agreement but can't give you advice about the home. Learn more about buyer agreements.
