Southside is one of College Station's oldest areas, just south of the Texas A&M campus and close to Kyle Field. It offers everything from older condos to historic homes and large new builds. For Aggie parents, it can be a home for your student during the semester and a home base on game days. Here's what to know.
Southside at a glance
- Location: South of the Texas A&M main campus in College Station (77840), near Kyle Field.
- Home types: Historic homes in the Southside Historic District, larger modern infill homes, and older condo buildings in the surrounding area.
- Prices: They span a wide range. In November 2026, older 4 bedroom, 4 bath condos along Southwest Parkway were listed at about $175,000 to $190,000. Historic and new single-family homes cost far more.
- Getting around: Many streets are within biking distance of campus. Check the current Texas A&M bus routes for the streets you're considering.
Why Aggie parents like it
- Close to campus and Kyle Field. Convenient for class and game days.
- Range of price points. You can choose an affordable condo or a single-family home with long-term value.
- Character. Historic homes and established trees set it apart from newer student communities.
What to watch for
- Older condo buildings. Check the HOA's finances, planned special assessments, and the age of major systems.
- Historic homes. Older homes can need more maintenance, and some areas have rules about exterior changes.
- Neighborhood rules. Southside mixes long-time owners and student renters. Ask about parking and any neighborhood or HOA restrictions on the street you're considering.
Rules to know before you buy
- Roommate limits changed in 2025. For decades, College Station limited most homes to no more than four unrelated people. A Texas law that took effect September 1, 2025 (SB 1567) bars college towns of this size from limiting residents based on whether they're related. HOA rules, parking rules and your lease still apply, so confirm how the city is handling this before you count on extra roommates.
- Rental registration. College Station requires a rental registration for single-family homes, townhomes and small multiplexes that aren't owner-occupied. That applies even if your student lives there rent-free. Out-of-town owners must also name a local contact who lives within 30 miles of College Station City Hall and isn't on the lease. Ask me whether a specific property needs it.
- Game-day rentals. Renting the home for fewer than 30 nights, like a football weekend, requires a city short-term rental permit and hotel occupancy tax.
- HOA rules. Some communities cap rentals, set minimum lease terms or ban short-term rentals. Read the HOA documents before you make an offer.
