Lakeridge Townhomes is a good fit for Aggie parents who want something newer and quieter than the busiest student areas, with a layout that still works for roommates. It's a gated townhome community on Jones Butler Road in College Station. Most units have four bedrooms, each with its own bathroom.
Lakeridge Townhomes at a glance
- Location: 1198 Jones Butler Road, College Station (77840), a short drive to the Texas A&M campus.
- Home types: Townhomes built mostly in the 2010s. Common floor plans have 4 bedrooms, 4.5 baths and about 1,800 to 1,850 square feet.
- Prices: In November 2026, 4 bedroom units were listed from about $299,000 to $320,000.
- Property taxes: Tax data on my site shows typical annual property taxes of about $6,500. Since a parent buying for a student usually can't claim a homestead exemption, plan on the full amount.
- Setting: A gated community that's generally calmer than the busiest student areas.
Why Aggie parents like it
- Four bedrooms, four baths. Your student can have up to three roommates, each with a private bathroom, to help cover the mortgage.
- Newer construction. Fewer surprise repairs than older condos near campus.
- Quieter setting. Many parents and students like the calmer feel.
What to watch for
- Getting to campus. Check the current Texas A&M off-campus bus routes, or plan on a car.
- HOA rules and dues. Confirm what the HOA covers and any leasing rules before you make an offer.
- Taxes in your budget. With taxes around $6,500 a year, include them in your buy-versus-rent numbers.
Rules to know before you buy
- Roommate limits changed in 2025. For decades, College Station limited most homes to no more than four unrelated people. A Texas law that took effect September 1, 2025 (SB 1567) bars college towns of this size from limiting residents based on whether they're related. HOA rules, parking rules and your lease still apply, so confirm how the city is handling this before you count on extra roommates.
- Rental registration. College Station requires a rental registration for single-family homes, townhomes and small multiplexes that aren't owner-occupied. That applies even if your student lives there rent-free. Out-of-town owners must also name a local contact who lives within 30 miles of College Station City Hall and isn't on the lease. Ask me whether a specific property needs it.
- Game-day rentals. Renting the home for fewer than 30 nights, like a football weekend, requires a city short-term rental permit and hotel occupancy tax.
- HOA rules. Some communities cap rentals, set minimum lease terms or ban short-term rentals. Read the HOA documents before you make an offer.
